Geothermal Heating and Cooling in the Inland Northwest: What It Costs Up Front and What It Returns Over a Winter

Geothermal comes up in almost every custom home conversation we have in Spokane, usually in the same sentence as "is it worth it?" It is a fair question, because the answer depends entirely on your lot, your build timeline, and how long you plan to own the house.

Here is how the system actually works, what it adds to a build budget in the Inland Northwest, and what it gives back over a winter.

The idea is simpler than the name suggests

A few feet below the surface, ground temperature stops caring about the weather. In our region it holds steady somewhere in the low-to-mid 50s year-round, whether it is 12 degrees in January or 98 in August.

A geothermal heat pump uses that stable temperature as its working partner. In winter it pulls heat out of the ground and moves it into the house. In summer it runs the other direction, pulling heat out of the house and putting it into the ground. It is not burning anything — it is moving heat, using electricity to run a compressor and a pump.

That distinction is why the efficiency numbers look the way they do. A high-efficiency gas furnace converts most of the fuel it burns into heat. A geothermal heat pump delivers roughly three to five units of heat energy for every unit of electricity it consumes, because most of the energy was already in the ground.

Why the Inland Northwest suits it particularly well

Air-source heat pumps lose capacity as outdoor air gets colder — exactly when you need them most. Cold-climate models have improved a great deal, but the physics still applies.

Ground-source systems do not have that problem. The loop field is at the same temperature in a Spokane cold snap as it is in October, so the system's heating capacity does not fall off in February. For a region with genuinely cold winters and hot, dry summers that also demand cooling, a system that performs consistently at both ends is well matched.

The other Inland Northwest advantage is that many of our clients are building on their own acreage. Loop field cost is driven heavily by whether you have room for a horizontal loop.

The loop field is where your budget is decided

Everything else in a geothermal system is fairly predictable. The ground loop is not.

Horizontal loops are trenched, typically six to ten feet down, across a fairly large area. If you have the land and it can be excavated, this is meaningfully less expensive because it is trenching rather than drilling.

Vertical loops go into bored holes several hundred feet deep. They need a small fraction of the land area, which makes them the answer on tighter lots, and they cost more because drilling costs more — especially in the basalt that shows up across much of Spokane County.

That basalt is the single biggest variable in a Spokane geothermal budget. Two lots a mile apart can produce very different drilling numbers. This is knowable before you commit — it just has to be investigated during lot evaluation rather than assumed.

What it adds to the build

Be direct about it: geothermal costs more up front than a conventional furnace and air conditioner. Depending on home size, loop type, and ground conditions, the premium on a custom home in this market commonly runs in the range of a significant five-figure add over conventional equipment.

Three things reduce that gap:

  • Federal tax credit. Geothermal heat pump property installed on a residence qualifies for a percentage-based federal tax credit on the installed cost, including the loop field. Confirm the current percentage and expiration schedule with your tax professional for the year you place the system in service — the schedule steps down over time.
  • Utility incentives. Regional utilities periodically offer rebates for high-efficiency electric heating. Worth checking at the time you build.
  • It replaces two systems. The comparison is not geothermal versus a furnace. It is geothermal versus a furnace plus an air conditioner plus, in many cases, a separate water-heating strategy — geothermal systems can be configured with a desuperheater that produces a share of your domestic hot water as a byproduct.

What it returns over a winter

Operating cost is where the case gets made. Households moving from conventional heating to a properly sized geothermal system commonly see heating and cooling costs fall substantially — the frequently cited range is 40 to 60 percent, and where you land inside that depends heavily on your envelope.

That last point is the one we press hardest with clients. Geothermal in a leaky, under-insulated house is an expensive way to condition air that is escaping. Geothermal in a tight, well-insulated, properly air-sealed envelope is where the numbers get genuinely impressive, because the system is small, runs at low load, and rarely works hard.

This is why we treat the envelope and the mechanical system as one decision on our green-certified builds rather than two line items. Spend on insulation and air sealing first, then size the geothermal system to the house you actually built. Doing it in that order often lets you buy a smaller, less expensive system.

The durability argument nobody mentions

There is no outdoor condenser sitting in the weather. The indoor equipment typically lasts 20 to 25 years, and the ground loop — inert polyethylene pipe, buried, with nothing mechanical in it — is generally rated for 50 years or more.

If you are building a house you intend to hand to your kids, that time horizon changes the math considerably compared with equipment you expect to replace twice in the same period.

Whether it is right for your build

Geothermal makes sense when you have loop-field space or drillable ground at a reasonable cost, when you are building a well-sealed envelope, and when you intend to own the home long enough for operating savings to matter. It makes less sense on a tight lot with difficult rock, on a home you expect to sell within a few years, or where the budget would be better spent on insulation you have not bought yet.
