
Building for Smoke Season: How a Tight Spokane Home Handles August Air
Every August, Spokane gets a stretch of days where the Selkirks disappear, the light turns brown, and the air quality map goes orange. Some years it lasts a weekend. Some years it lasts three weeks. It has become a normal part of the Inland Northwest calendar, and it is now a normal part of how we design a custom home.
Here is the part most homeowners do not expect: almost everything that determines how your house handles smoke gets decided long before anyone talks about air purifiers. It gets decided at framing, when the walls are open and a decision costs nothing but a conversation. Once the drywall is on, your options narrow to whatever you can plug into an outlet.
A tight house is the first filter
Smoke does not politely wait at the front door. Fine particulate is small enough to ride any air leak into the house — the gap where the top plate meets the drywall, the unsealed can light, the rim joist, the plumbing penetration under the sink, the recessed panel where the bath fan duct passes through the ceiling. A loose house does not have one big hole. It has a few hundred small ones, and on a smoky day, every one of them is an unfiltered intake.
This is why we treat air sealing as framing work, not as a finish item. The sequence matters. Sealing the sheathing seams, the penetrations, and the top and bottom plates happens while a carpenter can still reach them with a hand and a caulk gun. The same detailing that keeps your January heating bill down is what keeps August air outside the walls. It is one investment doing two jobs.
Air sealing is also the piece that makes everything downstream work. Filtration only helps if the air in your house is actually going through the filter. In a leaky house, most of it never does.
Filtration: build the slot before you need it
Filters get rated by how much fine particulate they capture. A basic one-inch filter from the hardware store is designed to protect the equipment, not the people. Filters that meaningfully capture wildfire smoke particulate are thicker, and thicker filters need a deeper cabinet and a return system sized to pull air through them without straining the blower.
That is a mechanical rough-in decision, and it is easy while the mechanical room is still a rectangle on a plan. It is expensive and awkward after the fact, when the only place a deep filter cabinet fits is somewhere it does not. The homeowners who end up happiest in smoke season are the ones who asked at framing: where does the filter live, how big is it, how hard is it to change, and can the system move enough air through it?
A portable air cleaner in a bedroom is still a reasonable backup, and plenty of Spokane families keep one. It should be a backup, though — not the whole plan.
Fresh air, on purpose instead of by accident
A well-sealed house needs deliberate ventilation. That is not a drawback; it is the point. In a leaky house, fresh air arrives through whatever crack the wind found that day, which means on a smoky day it arrives already dirty. In a tight house, you choose where outside air comes in, and you can filter it on the way.
Balanced ventilation systems bring in outside air and exhaust stale indoor air through a shared core that recovers heat between the two streams, so you are not throwing away the energy you paid for. Spokane's climate rewards this — it works with you in a 15-degree January and in a 95-degree August. The relevant design questions are where the intake goes, how it is filtered, and whether you can dial ventilation back when the air outside is genuinely bad.
Also worth planning for: the range hood. A serious kitchen exhaust fan can pull hard enough to depressurize a tight house and drag replacement air in through every leak available. Where that makeup air comes from is a design decision, not an accident, and it belongs on the plan set.
The framing-stage decisions you cannot buy back later
When we walk a house at framing with a homeowner, these are the items that matter for indoor air and are effectively permanent once the walls close:
- Duct and chase routing — keeping ductwork inside the conditioned envelope rather than running it through a hot attic or a vented crawl space.
- Mechanical room size — enough room for a deep filter cabinet, a ventilation unit, and space to actually service them.
- The garage wall — a continuous air barrier between the garage and the living space, so exhaust and shop dust stay on their side of the wall.
- Window and door specs — how the units are sealed and flashed into the rough opening, which is a framing-week detail on every single opening in the house.
- Attic and crawl space strategy — decided before insulation, and hard to reverse afterward.
- Where the fresh-air intake sits — away from the driveway, the exhaust terminations, and the neighbor's burn pile.
None of these are exotic. They are ordinary carpentry and ordinary planning, done in the right order by people who are on site. That is the whole trick.
